In order to maximise existing property yields, LCP Properties introduced a Residential Development team in 2017 with the vision of converting underutilised or vacant office and upper floor retail units into attractive, modern homes.  Since then, the Development team have successfully converted or refurbished over 300 flats throughout the UK and are continuously working on new developments.

Working closely with trusted contractors and estate agents to ensure a smooth transition, all flats are either let or sold.  The residential projects have proven to be an excellent addition to the company’s estate management activities.

Below are some examples of the team’s work.


Aldridge is a town in the Borough of Walsall, West Midlands, although historically it was part of the county of Staffordshire. Eight flats were converted from office space on the third floor of an office block.

This first phase of the Development Team’s strategy took just over a year to complete and once introduced onto the rental market, all flats were occupied within 1 month under rental AST’s proving it’s a great place to live!


In Borehamwood, 14 flats were converted from office space offering both sale and rental opportunities in the heart of the High Street and within 5 minutes’ walk to Elstree & Borehamwood station.

Elstree & Borehamwood railway station serves the village of Elstree and the town of Borehamwood in Hertfordshire with regular Thameslink services on the Midland Main Line.

The development is also 5 minutes’ walk from the famous ‘Elstree Studios’.


Located within a conservation area in a key town centre location to the south of the grade I listed Dudley Castle and in the setting of a number of heritage assets, including a wide range of listed buildings and two conservation areas, sits one of our most recent developments comprising of six flats.

These were completed in late 2021 attracting a lot of interest and even boasts views of the castle.


The department's largest development comprising of 18 flats over two floors. St. Martins House offers a collection of contemporary studio, 1 and 2 bedroom apartments conveniently located in the heart of Dorking town centre surrounded by the picturesque scenic backdrop of the Surrey Hills.

Completed at the end of 2020, all flats have now been sold and occupied.


In Uckfield, two sites were simultaneously converted into residential properties comprising of three flats each.

One block was put on the rental market and all three flats were under AST’s within 24 hours.

The other neighbouring flats were put on the sales market and have now all been sold and occupied.

This was an extension of a Sussex barn style commercial unit to create additional retail units and convert the upper floor to new loft style contemporary apartments.


The Residential Development team converted this 1980’s office block, within a stones’ throw of local conveniences, into ten exceptional dual aspect apartments with private terraces.

The development was conducted in stages over about 3 years replacing the tired commercial space with a fresh, modern and homely finish.


Completed in 2020 this nine high spec flat development was a conversion of the 3rd floor of offices that has set a new standard for the town centre.

The flats are beautiful overlooking Guildhall Square within walking distance of shops, eateries, bus and rail station.
